Lovejoy Stevens offers a comprehensive Block Management Service covering all aspects of Residential property including maintenance, accounts, insurance and compliance.
Our services are tailor made to each customer so as to provide a level of service to match individual requirements. Typically this will include a dedicated property manager who is familiar with the property and is responsible for the day to day smooth running of the site.
This service is always overseen by Robert Lovejoy who often acts as company secretary for our clients and chairs the Annual General Meeting.
We cover the whole of Berkshire and also operate in Wiltshire. The photographs show two of the blocks we manage in the local area.
Listed below are some the services incorporated in our standard client agreement:
Service Charge Administration – Raising and issuing all service charge demands. Collection of the service charge and chasing any arrears.
Regular onsite inspections.
Enquiries – Dealing with enquires raised by owners and residents day to day.
Insurance – Dealing with the renewal of building insurance, liaising with brokers, insurance companies and organisation of payment.
Service Contractors – Organising contractors, authorising work, managing and making all payments to contractors and suppliers.
Legislation – Ensuring compliance with all current and future legislation. For example Fire Regulations and Health and Safety.
Accounts- Annual account management and submission of all accounts to the accountant. Day to day management of site finances.
Companies House – Alongside the accountants we would deal with Companies House matters such as annual returns.
